VA REGIONAL OFFICE TECHNICAL CRITERIA
The exterior to interior floor transition shall be paved with patterned flooring having a slip resistant
rating. The base, of identical material, shall have a board backer. In addition, recessed weather
mats shall be installed at the entrances. Grout color shall match the color of flooring. Nylon
broadloom carpet, 28 oz., shall be installed, direct glue, throughout the facility, unless stated
otherwise. Carpet in the Director's Suite shall be installed over pad. Several areas shall receive
VCT flooring including the janitor, telephone and electrical closets, multi-purpose, storage and
service rooms. Mechanical rooms and loading docks shall have hardened and sealed concrete floors.
Restroom floors shall be finished using four-inch square (maximum) matte ceramic tiles.
Wall Finishes
The majority of VARO walls shall be painted with a multi-colored coating such as Zolatone or
Polymyx. Vinyl and/or fabric wall covering may be used in areas that receive upgraded finishes or
for accent purposes. The primary palette and accent colors used should consider natural lighting
and the amount of wear expected. A semi-gloss finish shall be applied in high traffic areas. Refer to

In the restrooms, four-inch square (maximum) matte ceramic tile to match the floor shall be
installed, from floor to ceiling, on walls with plumbing fixtures. All other walls shall receive tile to
four feet AFF. The janitor closet, storage and service room walls shall receive epoxy type paint.
Concrete masonry walls in the loading dock and mechanical room shall be primed and painted.
Ceiling

Painted gypsum board lobby ceilings shall have recessed fluorescent down lights and wall washers,
recessed sprinklers and linear diffusers. The ceiling height for the main lobby as well as all elevator
lobbies shall be ten feet, minimum.

Restroom ceilings shall be painted gypsum board supported by a steel channel suspension system with
recessed fluorescent cove lighting over the lavatories and urinals, and a return air slot at the back of
the water closets. Access panels where required shall be the frameless flush type and located over the
stall areas. The restroom ceiling height shall be eight feet high, minimum.

All service rooms shall have painted exposed ceilings with surface mounted or suspended fluorescent
fixtures. Stairwells, receiving areas and mechanical rooms will be identical except that they shall
remain unpainted.

In all other areas a two-foot by four-foot suspended T-bar ceiling grid system with acoustic ceiling
tiles, manufacturer standard white finish shall be used. The ceiling shall have an NRC of 0.85 to 1.00.
Maintain a minimum ceiling height of ten feet.
