VA REGIONAL OFFICE TECHNICAL CRITERIA
Chilled Water System
A separate chilled water system may be employed to meet the building loads.
A separate hot water boiler may be employed to heat the building.
Room Temperature Controls
Individual rooms shall be provided with separate temperature controls. However, the following
spaces may be grouped as one temperature control zone:
♦ Perimeter rooms (other than corner rooms) with the same exposure, in groups not to exceed four.
♦ Interior offices (based on architectural layout) in groups of six.
Location of Outside Air Intake Louvers
Outside air intake louvers shall not be near generator exhaust, loading docks, driveways and boiler
stacks. Separating intakes and exhaust by 25 feet is a minimum requirement, however other factors
such as wind direction, wind velocity, stack effect, system sizes and the height of the building should
be evaluated, adjusting the location of intakes and exhaust as required.
Electrical and Telephone/Data Closets
Active, heat producing equipment shall be housed within electrical and telephone/data closets. An
adequate number of air changes should be provided to dissipate sensible heat. A positive pressure
shall be maintained with a minimum of one air change per hour. HVAC shall be included in the
design of the telephone/data closets to maintain a temperature the same as the adjacent office area.
At a minimum, louvers and/or exhaust shall be provided which meet National Electrical Code (NEC)
requirements. Provision should be made to ensure that temperatures in the closets do not exceed 80
degrees Fahrenheit during periods when the building is unoccupied and building air is not in use. If
a standby power source is available, it should be connected, through an automatic transfer switch,
to the HVAC systems serving these closets.
