PART V: SCHEDULE C--SPACE PROGRAM, FINISH, DOORS &
HARDWARE
Editing Note: Schedule C is a combined Space Program and
Room Finish, Door and Hardware Schedule. A project
specific Space Program is required to prepare Schedule C.
This template contains an example Schedule C based on VA
Space Planning Criteria, Primary Care, dated May 2004.
Individual projects, particularly larger clinics, will include
additional specialty clinics and other services. The example
Schedule C includes "place holders" for services commonly
included in free standing outpatient clinics. Refer to Section
5 in Design Guide for additional guidance in developing the
space program.
The example Schedule C includes room finishes, doors, and
hardware from VA PG-18-14. In some cases, options are
provided. Select appropriate finish from the options
provided for project requirements. Other finishes may be
edited as necessary to meet project requirements and local
practice.
If there will be specialty clinics and other services not listed
in the example, refer to Section 5 in Design Guide and PG-18-
14 for guidance in selecting room finishes, doors and
hardware.
1. SPACE PROGRAM, ROOM FINISH, DOOR AND HARDWARE SCHEDULE--GENERAL
Schedule C lists each type of space or room required in the outpatient clinic. The following information is
listed for each space in the Schedule:
Department, Area and Function
Net Area (Program)
Floor, Wall and Ceiling Finishes
Door Symbol and Hardware Set
If the Lessor believes that there are spaces or conditions not included in this Schedule, the question shall
be referred to the Contracting Officer.
1.1 SPACE PROGRAM--GENERAL
The Lessor shall use the program net areas in Schedule C and the conceptual floor plan provided in Part X
of this solicitation as the basis for the space planning and functional layout of the facility. The final layout,
design development and construction documents shall be developed in accordance with Paragraphs 3.22
and 3.23 of Part I of this solicitation. The completed building shall accommodate the space program and
interior functional requirements of the VA Outpatient Clinic.
The Schedule C indicates the required room size (net area) for each functional space in the outpatient
clinic. In addition to the functional spaces listed in Schedule C, the Lessor shall allow for circulation
systems (see paragraph 7.1.3 in Part I of the SFO) and mechanical and electrical equipment serving the
building (see Section 6 in Part I of the SFO). The Lessor shall use the information provided in this
solicitation to develop the finished design and construction documents for the outpatient clinic. Final room
sizes and the arrangement of spaces shall be approved by the Contracting Officer.
